Living on the UNESCO Heritage List

Living in the historical center of the capital is a luck that not everyone gets. The interest in living here is great. The reason is not only the strategic location in the vicinity of many interesting cafes, restaurants, shops, and historical and cultural monuments, but primarily the very genius loci, which is so characteristic for this area, which was listed as a UNESCO heritage site.

New Town is on the UNESCO list
The house boasts a decorative facade
The cozy interior will satisfy every interested party
The area is rich in cafes and pleasant places

On one side, Prague's New Town is lined with Slavonic Island and the National Theatre, on the other with Wenceslas Square, the buildings of the Main and Masaryk Stations, and Republic Square. However, the center of the metropolis also includes for example Charles Square or the former Podskalí. It is clear from this how attractive this location is.

UNESCO Monument

Its current face was primarily shaped by the 19th century, when the external city fortifications were abolished and many new houses were built. Thanks to the exceptional urban solution of the whole locality, the center made it onto the UNESCO monument list in 1992.

Local properties, although decaying during the communist regime, have often changed beyond recognition over the past more than 30 years. Long gone are the times full of old chipped facades and desolate conditions inside. Most apartment buildings can now satisfy even the most demanding housing seekers. Be it for own use, or as a suitable investment unit.

Many apartment buildings have undergone extensive renovations. In addition to the renovation of facades and common areas, the installation of modern elevators, which will take residents to the highest floors, has not been forgotten. And it's often here where absolute treasures are hidden.

Attic apartment

Such a treasure is undoubtedly also a small attic apartment, which is currently offered for sale in one of the local renovated houses, which boasts a decorative facade.

The design apartment of 31 m2 is suitable for investment, for example. It meets all demands for a functional and aesthetically attractive space. The unit also includes new windows with triple glazing and heating, powered by its own boiler.

The apartment is suitable not only for singles, but also for young couples, who are satisfied with a smaller space. Their reward will be an original interior, which thanks to the skylights relies on plenty of light, views of the surroundings, and overall peace and privacy.

The most valuable thing that such a unit will provide to residents is the fact that it is one space as a whole. The interior can then be adapted to suit your image, and you will feel comfortable in it. It is also worth noting that the interior space heats up relatively quickly. This can save on energy. Heating does not have to be as expensive as you would probably expect in the case of the energy class that the property has.

Advantageous time to buy property in the heart of the city

The current slowly declining mortgage interest rates and rising apartment prices are a clear signal that anyone who has been postponing the purchase of an apartment should be on the alert. From the perspective of the above development of prices, there really is nothing to wait for.

In addition, there are other trends. First, there is a lack of apartments on the Prague residential market, which is doubled for the city center. In addition, about 10,000 people head to Prague each year who are looking for a new opportunity to live here.

According to the Chairman of the Financial Committee of the City District of Prague 1, Giancarlo Lamberti, the only solution is tours led by licensed and high-quality guides conducted with respect to the city's history, public space, resident's living conditions and promoting sustainable tourism.

"The tours they provide are focused on supporting local culture, history, and gastronomy, contributing to the local economy and a positive perception of the city,"

Lamberti stated in a press release from the first city district.

All of this indicates that investing in the form of short-term or long-term leases into properties in the center is definitely worth it. The profitability of investing in residential properties is also increasing in our country. Data from UniCredit Bank for September indicate that this is mainly due to the stabilization of apartment prices and the continued growth of rents. Even the very heart of Prague is definitely no exception in this regard.

The housing options available in New Town are fairly limited. Almost everyone would probably like to live here. Will you be among them?
